Restumping in Sale & Wellington Shire

Partial Restumping
in Sale

When only one part of the house has dropped, you may not need to replace every stump. Fix the problem area now, for a fraction of the cost of a full restump.

Fix the Part That's Failing

Stumps rarely all fail at once. Usually one area goes first, and that is often where you notice the slope or the sticking door.

The most common trouble spots are under bathrooms and laundries, where years of small leaks keep the ground damp and rot the timber faster. The back of the house is another, especially where an old verandah was closed in or an extension was added on different footings. Corners that sit lower than the rest of the block, or that collect water from a downpipe, are a third.

A partial restump replaces the failed stumps in that area, usually with concrete or adjustable steel stumps on new footings, and brings the floor back to level. The rest of the house stays on its existing stumps as long as they are still sound. Call 0483 929 969 to have a builder check which stumps need replacing.

One honest note: if most of your stumps are original timber and several are already failing, a builder may recommend doing the whole house now rather than paying for two or three partial jobs over the next few years. A good builder will explain the trade-off rather than just sell you the bigger job.

Signs You May Only Need a Partial Restump

One Room Slopes

The kitchen, bathroom or one bedroom slopes noticeably, but the rest of the house feels level.

One Door Sticks

A single door or window has started catching while others still open and close normally.

Cracks in One Area

New cracks are concentrated around one part of the house rather than spread right through it.

A Known Water Problem

There has been a leak, a blocked drain or poor drainage in one spot, and the floor above it has started to drop.

Why Fix It Sooner Rather Than Later

Smaller Job, Smaller Bill

Catching the problem while it is confined to one area usually keeps the job small. Left alone, the failing area tends to spread.

Less Damage Inside

The longer a floor keeps dropping, the more plaster cracks, doors and cabinetry are affected.

Easier When You Sell

Building inspectors flag subfloor problems. Having it fixed, with the paperwork, avoids a nasty surprise during a sale.

Peace of Mind

Knowing exactly what is going on under your floor, and what it will cost to fix, takes the guesswork out of it.

Partial Restumping Questions

Can you mix new stumps with old ones?

Yes. It is common to replace only the failed stumps, as long as the remaining stumps are in good condition. The builder will check every stump during the inspection.

How long does a partial restump take?

Often one to three days on site, depending on how many stumps are being replaced and how easy it is to get under the floor.

Does a partial restump need a permit?

Often, yes. Restumping is building work in Victoria and usually needs a building permit. The builder will confirm what is required for your job.
