Restumping FAQ

Plain answers to the questions homeowners in Sale and the Wellington Shire ask most. Can't find yours? Call 0483 929 969.

How do I know if my house needs restumping?

Common signs are sloping or bouncy floors, doors and windows that stick, cracks in plaster (especially diagonal cracks from the corners of doors and windows), gaps under skirting boards, and stumps that look cracked, rotten or sunken. The only way to know for sure is to have a builder inspect under the floor.

How much does restumping cost?

As a guide for regional Victoria, expect roughly $300 to $550 per stump replaced. A partial restump is often $3,000 to $12,000, and a full restump is often $18,000 to $45,000 or more depending on the size of the house. Our cost guide and estimator give more detail.

Do I need a building permit to restump in Victoria?

In most cases, yes. Restumping is building work and usually needs a building permit from a registered building surveyor, with an inspection when the work is done. The builder normally arranges this and includes it in the quote.

How long does restumping take?

A partial restump often takes one to three days. A full restump usually takes one to three weeks on site. Allow some time beforehand for the quote, any engineering and the permit.

What is the difference between restumping, reblocking and relevelling?

Restumping and reblocking mean the same thing: replacing the stumps under a house. Relevelling means adjusting the height of existing stumps that are still sound, usually with packers, to bring the floor back to level.

Who will actually do the work?

We pass your enquiry to one registered local restumping builder, who inspects, quotes and, if you go ahead, does the work under a contract with you. See our referral disclosure.

Who answers the phone?

Our booking assistant, which is an AI voice assistant. It takes your name, number, address and what you are noticing, so a builder can call you back. It will tell you it is an AI if you ask, and calls are recorded so details are passed on accurately.

Does it cost anything to use this service?

No. Using this service is free for homeowners, the builder's on-site quote is free, and you are under no obligation to go ahead.
