Is It Time to Restump?

If your floors are sloping, your doors are sticking and the plaster keeps cracking, the stumps holding your house up are the most likely cause. Restumping fixes the problem at its source.

Most timber homes in Sale, Wurruk, Maffra and Stratford were built on red gum, cypress or other timber stumps. Timber that sits in damp ground for fifty or sixty years eventually rots, splits or gets eaten by white ants. Once enough stumps fail, the floor above them starts to drop. You notice it as a slope, a bounce or a crack long before you ever see the stumps themselves.

A full restump replaces every stump under the house in one job. It is a big job, but it is also a long-term fix: new concrete or galvanised steel stumps on proper footings should outlast the rest of the house. Call 0483 929 969 if you would like a builder to take a look.

Not every house needs a full restump. If only one part of the house has dropped, a partial restump may be all you need. If the stumps are sound and the house has simply moved, relevelling can be enough. The builder will tell you which applies once they have been under the floor.

What a Full Restump Involves

Every house is different, but most full restumping jobs follow the same steps. Knowing them helps you compare quotes.

Inspection and Quote

The builder crawls under the house, checks the stumps, bearers and joists, measures how far the floor has dropped and gives you a written quote.

Permit and Engineering

Restumping is building work in Victoria, so it usually needs a building permit from a registered building surveyor. Some jobs also need an engineer or a soil test. The builder normally organises this.

Lifting the House

Services such as water, gas and power may be disconnected for a short time. The house is then lifted slightly with hydraulic jacks and supported while the old stumps come out.

New Footings and Stumps

Holes are dug to the required depth, concrete footings are poured and new concrete or adjustable steel stumps are set in place at the right heights.

Levelling

The house is lowered onto the new stumps and checked with a level across every room. Packers are used to fine-tune the floor.

Final Inspection

The building surveyor inspects the work. Once it is signed off, you should receive the paperwork for your records, which is useful when you sell.

Rows of new adjustable steel stumps on concrete footings under a house

Concrete or Steel Stumps?

Concrete Stumps

The most common choice. Reinforced concrete stumps are strong, don't rot and can't be eaten by termites. They usually cost a little less than steel.

Adjustable Steel Stumps

Galvanised steel stumps with a threaded top that can be raised or lowered later. Useful on reactive clay where the ground keeps moving. Near the coast, the builder will check the galvanising suits salty air.

Timber stumps are rarely used for restumping now. Whatever you choose, the footing underneath matters as much as the stump itself, so ask the builder how deep and how wide the footings will be.

House Restumping Questions

How long does a full restump take?

Usually one to three weeks on site for a typical home, depending on size and access. Allow extra time beforehand for the quote, any engineering and the building permit.

Will restumping fix the cracks in my walls?

Restumping stops the movement that causes the cracks, and some cracks close up when the floor is levelled. Others will need patching and painting afterwards. Ask the builder what is and is not included in the quote.

Can I stay in the house during restumping?

Usually, yes. Most people stay at home, although water, gas or power may be off for short periods while the house is lifted.

Do I need a building permit?

In most cases, yes. Restumping is building work in Victoria and usually needs a permit from a registered building surveyor. The builder normally arranges it and includes the cost in the quote.
